Church Hill, MD, follows the Building Codes as outlined in the Maryland Building Performance Standards (COMAR 05.02.07). Church Hill, MD Municipal Code § 27-2 (A. adopted and B. amended). The Maryland Building Performance Standards adopt the 2015 IBC and IRC; therefore, Church Hill adopts them as well. Maryland Building Performance Standards (COMAR 05.02.07) § 02.04 A1 (adopt IBC), § 02.04 B (amend IBC), § 02.04 A2 (adopt IRC), § 02.04 C (amend IRC).

Church Hill, MD, follows the Building Codes as outlined in the Maryland Building Performance Standards (COMAR 05.02.07). Church Hill, MD Municipal Code § 27-2 (A. adopted and B. amended). The Maryland Building Performance Standards adopt the 2015 IBC and IRC; therefore, Church Hill adopts them as well. Maryland Building Performance Standards  (COMAR 05.02.07) § 02.04 A1 (adopt IBC), § 02.04 B (amend IBC), § 02.04 A2 (adopt IRC), § 02.04 C (amend IRC).

Of note, automatic residential fire sprinkler systems shall be required in the Town of Church Hill for all newly constructed two-family and multi-family dwellings in accordance with the Maryland Building Performance Standards. [This Section was amended by Ordinance 140-11 adopted on April 18, 2011]

Existing Buildings

Existing buildings, meaning buildings that were built in accordance to code at the time of construction, typically merit extra consideration in a current updated code.

In the amendments, the county does NOT adopt Appendix J as part of the code. Maryland Building Performance Standards (COMAR 05.02.07) § 02.04 A1 (adopt IBC), § 02.04 B (amend IBC), § 02.04 A2 (adopt IRC), § 02.04 C (amend IRC). Appendix J provides guidance on existing buildings.

A building permit shall not be required for repairs to existing buildings or structures, provided that no structural changes or modification are involved.

Automatic residential fire sprinkler systems shall not be required for additions, repairs or alterations to existing buildings that are not already provided with automatic fire sprinkler systems. 

Commercial Building Code

Church Hill adopted the 2015 IBC, statewide with limitations. Note that adoptions usually come with amendments. So, it is important to review those amendments in addition to the unamended model code.
